Our Step-by-Step Guide to Selling your Home
1. Organise a Market Appraisal
We will meet you at your property for a free sales appraisal. We will discuss exactly what you are looking to achieve and how best to achieve this. From here, we will begin to tailor our sales approach. You may have a focus on achieving the highest value, the quickest sale, etc. for which we can then act accordingly.
2. Appoint Henry Wiltshire
Once you are happy to proceed, you will appoint us to sell your property by signing our Agency Terms of Business. You’ll need to provide us with proof of ownership, ID and proof of address in line with Anti-Money Laundering legislation.
3. Instruct a Solicitor
We recommend instructing a solicitor as early as possible. They can start to prepare the sales paperwork to avoid any unnecessary delays when a buyer has been found. If you are unsure of which solicitor to instruct, speak to a member of our team who would be happy to make a recommendation.
4. Ensure your property is presentable
When preparing your property for marketing you should declutter and clean beforehand. Touch up any paintwork where required, remove fridge magnets and close the toilet lid. Tidy the garden if you have one, remember, you only have one chance to make a great first impression! Our property staging guide can help.
5. Property Marketing Gets Underway
We’ll arrange for a professional property photographer to visit your property and take lots of internal and external photographs. We’ll also provide a property floorplan and an interactive virtual tour. This will be uploaded to all major property portals including Rightmove and Zoopla. We’ll also mail details of your property to our internal database of buyers.
6. Agent conducts viewings
Our experienced property consultants will deal with all incoming enquiries. We will pre-qualify any potential buyers and arrange viewings at a time that suits. Alternatively, you can leave a set of keys with us and we’ll let you know when we want to conduct a viewing.
7. Offers received and negotiated
We will report any offers of interest to you as soon as possible and will financially qualify them beforehand. If negotiations are required, we will do this on your behalf and work to get you the best price possible.
8. Offer agreed
Once we have agreed the price and you are happy to proceed, we will mark the property as Sold (subject to contract) and will arrange for the Memorandum of Sale to be sent to the seller and buyer, as well as their appointed solicitors. If the buyer is funding the purchase with a mortgage, or their offer is subject to survey, we will arrange for a surveyor to visit the property at a time to suit you.
9. Legal/conveyancing process starts
The chosen solicitors will now work together to complete the legal transaction. The seller’s solicitors will send contracts to the buyer’s solicitor along with any supporting documents relating to the property. The buyer’s solicitor will check these, raise enquiries where necessary and will request searches from the local council.
10. Exchange of contracts
Once both solicitors are satisfied with the contract of sale, the buyer will pay their deposit in full and contracts will be exchanged. All parties are now legally bound to the sale/purchase of the property.
11. Completion/moving in day
After exchange, the buyer’s solicitor will send the full purchase amount to the sellers solicitor. Once receipt of the funds has been confirmed, you can collect your keys!
