What will it cost me to sell my property through Henry Wiltshire?
Our fee is a percentage of your property’s sale price, plus VAT. If you instruct us on a multi-agency agreement our fee will be slightly higher than sole agency. We do not charge any extra fees for advertising and marketing. Separately, you will also have to pay your solicitor for conveyancing duties from the sale of your home.
How do I get my title deeds?
Usually, this is the responsibility of your solicitor, who, if you have a mortgage will apply for your title deeds from your mortgage provider.
Do I have to pay Stamp Duty?
No. Stamp Duty is paid by the buyer.
Will I have to pay Capital Gains Tax?
If the property is your principle home and place of residence then so long as you fulfil the qualifying conditions to prove this you will not be eligible for CGT. For more information about this visit www.gov.uk/tax-sell-home
When do I move out?
On the date of completion agreed by you and the buyer.
Do I have to be present for viewings?
No. So long as we have keys and all the necessary access codes to your property you do not need to be present. We find that buyers like the freedom to roam and ask more questions when a vendor is not present. Of course, it is entirely your prerogative should you wish to be there during viewings.
What happens once an offer is accepted?
The solicitors get to work progressing the sale to legal exchange of contracts. Until a survey on your property has been booked we would advise to keep marketing the property.
