The housing stock in Istanbul is alarming according to the results following the 1999 earthquake in Adapazarı. The amount of buildings that need to be demolished and reconstructed is 70% of the total housing stock in Istanbul. More than half of the existing houses in Istanbul will be reconstructed according to the new regulations for earthquake resistant buildings.
Turkish authorities introduced Urban Transformation by-laws in 2012, while constantly updating and improving the paperwork and processes for easier applications and better bureaucracy. This has reflected on Turkish construction sector, which has risen to the top of the driving sector for the economic growth and international investments.
Before this project, almost all of the new buildings under urban transformation were being constructed on the Asian side, mostly Fikirtepe. On the other hand, new houses are being built in Beylikdüzü, Esenyurt, Maltepe, and Kartal, which are not as central as this project.
The urban transformation of the true center of Istanbul has officially started with this project. The support for the project is unprecedented, with Ministry of Environment and Urban Planning, Istanbul local authorities, and municipalities. For instance, the ground breaking ceremony was host to the Minister of Environment and Urban Planning, the governor of Istanbul, the metropolitan mayor of Istanbul, and the mayor of Gaziosmanpaşa, as well as many other guests from various government agencies.
The project is a stand-alone project of a block, being built as indicated in Istanbul Master Plan for urbanisation. The project contains a mosque, a school building, student housing complex, and houses in 24,500m’ green landscape covered with parks. On top of this, Istanbul Metropolitan Municipality has decleared the street in front of the project as “Prestige Street”.
Gaziosmanpaşa has another trick under its sleeve for wise investors. 40% of the whole neighborhood, Gaziosmanpaşa, will be demolished and reconstructed in accordance with Istanbul Master Plan for urbanisation.
