Discreet marketing is one of the latest trends in selling property, but it’s not the right solution for every sale. There is often a strong case for marketing the property in as many different ways as possible to ensure that the right buyer can access it.

Discreet marketing describes a process of selling a house without advertising it in the public realm. The appeal for sellers is that no one will know that they are selling their property until the sale goes through – depending on your employer or your family, this may sound ideal! In practice, instead of the property for sale being shared across the estate agent’s own website, on larger property sites like Zoopla and Rightmove, and a For Sale sign going up outside the house, the property will be directly marketed to likely buyers.

Jas Samra, estate agent at Henry Wiltshire’s Bow office, explains more. “We have a variety of potential buyers on our contact list, and when a seller comes to us with the right property for a particular buyer, we will usually contact them directly. In some cases, we don’t need to do any more marketing – the property is sold without us having to put it on our website.”

However, while the discreet marketing trend appears to be working in the provinces, the London property market usually moves faster and presents different challenges. “According to a recent report from the Post Office, properties in London take, on average, just four weeks to sell, compared with six to ten weeks in the rest of the country,” says Jas. “This makes it more likely that the potential London buyers we contacted first have already found a new home, meaning that we have to market the property more widely.

Properties are advertised in the windows of the estate agency and are emailed out through the monthly newsletter.
