Do I have to be present for viewings?

No, our agents will take care of all viewings, so long as we have keys and any necessary access codes to enter the property.

How do I handle rent collection and deposits?

If the property is fully managed by Henry Wiltshire we will collect the rent on your behalf and the balance will be sent to your nominated account via bank transfer, along with an emailed landlord statement. If you have the Let-Only or Rent Collect service the tenant will be given your bank details to transfer rental payments directly to you. For short lets Henry Wiltshire will collect the full rent in advance for the term of the tenancy and then transfer the balance to you.

How do I deal with deposits?

All deposits must be registered with a government scheme no matter what level of service you choose. Henry Wiltshire will arrange this for you.

What fees do I have to pay?

There are various fees associated with letting your property, depending on the level of package you choose. We want to ensure that all our prospective landlords are fully informed of the fees that will be incurred and have made available a list of our fees: Click here for our Landlord Fees.

How much will it cost to have my property managed?

This depends on the level of package you choose, but typically it’s a percentage of the rent plus VAT.

What is an EPC?

An Energy Performance Certificate measures a property’s energy efficiency and is valid for 10 years. We are required by the law to hold an up to date Energy Performance Certificate for any property prior to marketing. Should you require for us to arrange one on your behalf, the cost will be £108 including VAT.

Who deals with any tenant disputes?

If you appoint us as your managing agent, once the property has been successfully let Henry Wiltshire will be the first port of call for any issues the tenant has.
